Description: The General Partner has used its specialist contacts in the property world to identify a 100 acre site on the outskirts of Swindon that does not currently have planning permission, but is within the Principal Urban Area, considered for future development. The draft Regional Spatial Strategy (RSS) for the south west identities a need to accommodate a further 37,200 new homes in this area over the next 16 years. Should this site gain planning consent, then its value is likely to increase from the current estimate of £90,000 per acre according to a valuation by Prickett and Ellis in February 2010, to £900,000 per acre according to the Government Valuation Office figures. This fund is an unregulated collective investment scheme (UCIS).
